It seems that it took a few days ,but afterthe elections were over the economy is starting to move once again. The phones are starting to ring a lot more and people are starting to look at more homes and are writing offers. I have also talked to other people that have said the same thing. I hope that it keeps coming.

Charlotte housing market

It’s funny how the new media just can’t help but stick to the bad media. Yesterday I was watching the news and the guy came on and started talking about the housing market and I could not believe what I was hearing.” the market was up 7.4% from last month”. I thought to myself (thank god for some good news on the news for a change) now I know that the market is up but I was glad that he was telling the public the good news.

Well don’t you know he immediately followed that with (the rest of the story) that he just couldn’t resist.

“although the market is down 9% from this time last year”

Now why could he not just leave well enough alone. I guess they really just can’t help themselves.

Recently I have heard a lot of agents saying that people are always taking their directionals. My wife and I are always going around putting up new directionals when our sellers are calling asking why there is not one up. After defending ourselves and hoping our sellers don’t think that we are total idiots,we go back out (for the fourth time or so) and put up another one. So I fell your pain.

However today I heard an agent saying that someone had wrote a letter to his BIC because he keeps putting up a sign at a street corner and calling Real estate agents inconsiderate.Someone should tell this person (who by the way didn’t sign their name) that as AGENT to the seller it is our responsibility to do everything that we can to sell their house. I hope that I have the chance to find this person and remember them when their house comes on the market so I can remind them that they should not put out any signs and see how that works out for them.

Now is the time to buy if your on the fence, I have recently spoke to a lot of people who said that they were still on the fence and waiting on the market to hit bottom. Well, I think that we are close to or at the bottom, and my advice would be to make a move now because if you continue to wait it might be to late to get the deal that you want because you might be competing with another buyer on the same piece of property. I have seen it twice in the past week,and on the bad end of it once. The buyer and I were both blown away because the house had been on the market for almost a year,and wouldn’t you know when we decided to make an offer, so did someone else. So if you are waiting ,you might want to wait any longer.

The Housing market seems to be continuing is rise this week. My wife and I have written four contracts this week and showings are way up in the Denver and Lake Norman area. I hope this is a sign of change and that it keeps moving in the right direction. Stay tuned for the next update and lets all pray that all of the buyers that were on the fence are ready to hit the ground running.

I hope that everyone is seeing the same trend that I have been seeing the past week. I noticed alot of calls coming in and people wanting to see home to BUY. So I started looking around and this is what I found. Some stats from other places and other sites are two that show some improvement in a few of the markets. So hopefully the news media is wrong after all.

Can’t wait to see all the fireworks over the lake. Hope that all of you are as busy as we are. I feel like the housing market is making an upward turn for sure. Boy I am afraid that all the prospecting and working with these buyers that needed to sell their houses while the market had slowed is going to be almost to much to take care of at one time.But I can’t wait to try.

Real estate at Lake Norman is one of the few markets that is still moving.Mostly due to the location which provides a great mixture of climates for many different people.Located only 3-4 hours to either the beach on the coast of North Carolina or the mountains of North Carolina and West Virgina you can enjoy laying on the beach or a day of deep sea fishing in the spring and summer.You can also enjoy a nice drive through the colorful Blue Ridge Mountains or an exciting day of snow sking on the slopes of the many ski resorts in the fall and winter.All while enjoying the year round boating,skiing,fishing,and swimming right at home anytime you want.

These are just a few of the things that make the Lake Norman area real estate market very desireable. So the question is why does everyone think that the people who are selling a house should just give it away. I used to think that 3% off of list price was a resonable offer on a house (that was priced according to comparable sold properties). Then the market around the country started to slow and the media started screaming “the sky is falling”. Meanwhile the housing market, jobs, life in general around Lake Norman showed no changes. But instead of the normal 3% off listing price people started offering 6% off the listing price of a house (that was priced according to comparable sold properties). While some sellers held to thier price and the equity they had paid for so long, others took what they could get so that they could move to thier new home. So then you have the people that were holding to thier price start building up inventory on the market so after a while they start reducing thier prices to be more attractive than the house down the street. Well now the people buying the homes want an even better deal, so now they start offering 10% or more off the list price of a home (that was priced according to comparable sold properties). You would think that some where or at some time in this buying and selling someone would have said “hey we are pulling our own property values down” because if you got your house really cheap and the guy down the the street got his a little cheaper and the guy down the street from him got his even cheaper then sooner or later when you go to sell you might just be giving it away.

I know that this seems a little far fetched but that is exactly what we are starting to see. I just saw a deal where a home was on the listed on the market at a very comparable price and within 6-8 months an offer came in $150,000 less than list price. And unbelieveably it sold at $100,000 less than list price and the seller just took a loss.

While I am not against a good deal just be carefull what you ask for because somebody might ask for a little more from you.
